When read Avenue South Residence price that we sell in the market, it’s recommended to bear in mind the land cost and profit margin from us as the developers. This piece of residential land is located in the exact fringe of the Greater Southern Waterfront and adjacent to the rejuvenating Rail Corridor stretched from Tangjong Pager to Woodlands.  There have been very few new condominiums launched in recent years in the area. We, fortunately, won the government land site at Silvat Avenue with a solid bid of $1.035 billion or equivalent to $1,138 psf per plot ratio (ppr). Based on this bid of $1,138 psf ppr, experts estimated the breakeven of $1,6xx psf ppr, and indicative selling price of the new project to be in the range of $1,8xx to $1,9xx psf.

We launched Avenue South Residence in Sept 2019 and sold 276 units of the released units for the first weekend. The average prices for units at the Heritage Collection and Horizon Collection were at $1,780 psf and $1,980 psf, respectively. The more premium units in the Peak Collection were sold starting from $2,250 psf. Till the time we write this page, The direct developer sales price in average is around $2,000 psf, well within the estimation.
